Nashville is once again buzzing with excitement as Wood Partners, a well-known Atlanta-based real estate developer, is setting its sights on a prime piece of land in the Geodis Park area. According to documents submitted to the Metro Planning Commission, the company is looking to acquire a 4.09-acre property located at 361 Herron Drive, commonly referred to as Tech Hill.
Now, you might be wondering what Wood Partners has in mind for this site. The proposed plan indicates that they aim to develop a large building featuring 350 residential units. This ambitious project will also include a five-level structured parking garage, which should help accommodate vehicles for all the future residents.
To bring this vision to life, Wood Partners has enlisted the help of Dynamik Design, an architectural firm based in Atlanta, known for their innovative designs. Locally, they are teaming up with Kimley-Horn, a firm responsible for civil engineering and land planning duties. Together, they have a solid team ready to make something special in Nashville.
Mark your calendars, folks! The development team is scheduled to present their plans to the Metro Planning Commission on November 14. They will be seeking a specific plan rezoning, which is crucial for moving forward with the project. This sort of rezoning is necessary to ensure that the new development aligns with current city planning and zoning regulations.
Tech Hill has been gaining attention in recent years, and it’s easy to see why. The area is not just about residential living; it also boasts vibrant spots like the trendy Alloy condominiums and the delightful Matryoshka Coffee cafe. Additionally, Bongo Java Roasting Co. has its bean roasting operations nearby, making it a haven for coffee lovers. With its array of amenities, this area is becoming one of Nashville’s hotspots.
The property in question, owned by Mohamid Rahimi and Zary Rahimi, has been in their hands since they acquired it for $850,000 back in 2007. Currently, the Rahimis operate a used auto parts business on the site. It will be interesting to see how this property transforms if Wood Partners’ plans come to fruition!
And it seems like Wood Partners has been busy not only in Tech Hill! They are also collaborating with local developer Nathan Lyons on another exciting project in The Nations, which includes two residential buildings housing a total of 300 units.
