Nashville, Tennessee – A significant transformation is set to begin in Midtown Nashville as IPB Properties prepares to break ground on a new mixed-use development known as The Motley. This ambitious project will occupy the former site of a dairy factory at 1401 Church Street and is aimed at meeting the growing needs of the vibrant Nashville community.

The Motley will consist of three towers upon completion and promises to infuse life into the area with nearly 1,200 distinctive rental homes. Additionally, the development will include over 70,000 square feet dedicated to commercial spaces, which are set to feature local restaurants and shops reflecting Nashville’s culture. David McCutcheon, president of IPB Properties, expressed that the design of The Motley is deeply rooted in the essence of Nashville, saying, “Our public plaza is an example of a design choice we made to provide authentic Nashville experiences, offering a unique blend of local shops and restaurants.” This aim is to create a vibrant community hub that resonates with the character and lifestyle of Music City.

Details of the Project

The construction of The Motley will occur in phases, with the first phase focusing on a 26-floor residential tower located at the corner of 14th and Church Street. This first tower will feature a mix of 326 high-quality rental homes that will range from studios to two-bedroom apartments. This response to the increasing demand for rental properties is vital amidst the rapidly growing population of Nashville, particularly in sectors like technology and healthcare.

Modern Amenities and Community Spaces

The first phase will not only include high-end residences but also feature around 27,000 square feet of amenities for future residents. These amenities will consist of social lounges, an outdoor pool complete with a sun deck, co-working spaces, and a fitness center. For pet lovers, there will be both indoor and outdoor dog parks.

In an effort to foster a sense of community, there will be more than 14,000 square feet of ground-level retail space. This area aims to be a place where locals can gather, shop, and dine, all while enjoying the lively atmosphere of a public plaza designed to engage the community.

As The Motley begins construction, the site will also showcase unique artistry. Three large pillars, standing 20 feet tall, will feature distinct illustrations created by four talented artists, including Nashville’s own Maggie Sanger.
