Nashville is adding yet another remarkable building to its skyline. The newest addition, named Prime, is a stunning 38-story apartment tower developed by the local firm Giarratana. Located at 805 Church Street, this new structure features a design reminiscent of stacked boxes, setting it apart from other buildings in the area. Since beginning its pre-leasing phase last month, Prime is preparing to open its doors to new residents soon.
Prime stands as the sister tower to Alcove, another residential project by Giarratana that debuted last year directly across the street. While both buildings share a similar boxy appearance, Prime is designed to be more vertically aligned than Alcove. This unique design strategy creates a striking visual effect against the Nashville skyline, with the two towers mirroring each other across Church Street.
The architectural work for Prime was led by the Chicago-based firm Goettsch Partners. They have crafted a distinctive living experience, with 12 of the apartments designed as “Sky Homes”—two-story floor plans that provide spacious living options atop the traditional apartments.
For those interested in renting, apartments in Prime are advertising prices that range from $2,095 to $10,425 per month, opening for moves starting on September 1. The living spaces come in various styles, including studio, one-bedroom, and two-bedroom layouts. Prospective renters can explore the building through virtual-reality tours, providing a unique way to experience their future home before moving in.
One of the standout features of Prime is its luxurious amenities. Future residents can look forward to enjoying a saltwater pool, a designated dog run, a resident lounge, a state-of-the-art fitness studio, and areas designed for remote work. These high-end features aim to create an elevated living experience that combines comfort and convenience.
Prime is located strategically near the rapidly developing Nashville Yards, which will soon become home to hundreds of office workers. This area is already graced by Amazon’s two-tower campus, making it a prime location for individuals who work in the city and want to live close to their jobs.
Giarratana Management Chief Operating Officer Chari Lewis expressed excitement about what Prime offers. “Prime is introducing condo-level living to Nashville’s downtown renters,” Lewis noted, emphasizing the unique mix of luxury and design.
Prime is just one of many projects undertaken by Giarratana, a prominent figure in Nashville’s urban residential development scene. With a history that dates back to 1998 when Giarratana launched his first apartment building, Cumberland on Church, he has since played a critical role in shaping downtown Nashville. His portfolio includes notable developments such as The Viridian, Belle Meade Court Condominiums, The Marquee at Belle Meade, and the recently opened 505.
Currently, Giarratana’s plans extend beyond Prime. The firm is also working on Paramount, which is set to become Nashville’s tallest tower, reaching a height of 750 feet at 1010 Church Street. Additionally, they are developing Rock Block Flats located on Elliston Place in Midtown, which serves as an extension of Church Street.
The unveiling of Prime marks a significant moment in the ongoing transformation of Nashville’s downtown area. Offering luxury living and high-end amenities, it is expected to appeal to both young professionals and city dwellers looking for modern conveniences paired with vibrant urban access. As the Nashville skyline continues to evolve, Prime reflects the city’s growth and commitment to developing appealing spaces for its residents.
