Nashville, known as Music City, is about to undergo another transformation with a new mixed-use development called The Motley. Set to break ground next month, this project aims to create a vibrant community in the Midtown area, bridging the gap between Midtown and Downtown Nashville.
The Motley is being developed by IPB Properties, a subsidiary of the Canadian firm Bosa Properties. The project will take place on the site of the former Dairy Farmers of America facility, located at 1401 Church St.. Construction will unfold in three phases, starting with a 26-story residential tower at the intersection of 14th and Church Streets. Groundbreaking is scheduled for September, with the first residential tower expected to open its doors in 2027.
The initial phase of The Motley will include 326 residential units, offering a mix of studio apartments and two-bedroom units. Future phases of development will add a further 874 units to the community.
Residents can look forward to a range of amenities designed for modern living. Plans include a dog park, a fitness center, an outdoor pool, co-working spaces, resident lounges, and even a podcast room. The goal is to create a lively environment where residents can enjoy both their living space and community interactions.
This combination of residential and retail space will be complemented by an open plaza, where locals and visitors can explore various shops and restaurants. The design of The Motley aims to blend in with Nashville’s artistic vibe, featuring tall arched windows and large-scale murals.
Moreover, during construction, there will be a collection of art installations displayed on three 20-feet-tall pillars, truly reflecting the rich culture of Nashville.
The plans for The Motley have been in the works since at least 2022, when IPB Properties acquired the land for a total of $80.7 million. This significant investment marks a step toward enhancing the urban landscape of Nashville, which continues to grow in popularity and demand for housing.
David McCutcheon, the president of IPB Properties, expressed that the project’s concept is heavily inspired by the local culture and lifestyle. He stated, “Our public plaza is an example of a design choice we made to provide authentic Nashville experiences, offering a unique blend of local shops and restaurants.”
This development is part of a much larger trend as Nashville continues to evolve. The increase in density that started in Downtown is now making its way across the Interstate 65 into the Midtown area. This shift signals a growing vision for Nashville as a pedestrian-friendly city with interconnected neighborhoods.
As The Motley gears up for construction, Midtown is witnessing several similar developments. Other notable projects include GBT Realty’s MidCity and Albion Residential’s Music Row project, which are also contributing to the area’s evolving skyline.
As Nashville embraces new housing ventures, residents can anticipate a changing landscape that caters to growth while honoring the city’s cultural roots. The Motley is positioned to be a key player in this maturation process, enriching the Midtown community with new living spaces, recreational areas, and local businesses.
