Construction has begun on a significant residential property in North Davidson County, Nashville. The groundbreaking venture, developed by the well-regarded Ardent Development, is called ‘Novello’ and it will host short-term stays.
Encompassing 66 residences, Novello is located at 2425-2427 Brick Church Pike in North Nashville. The development consists of three condominium units housing three bedrooms each, along with 63 four-bedroom townhomes. The construction completion is set for spring 2025.
Recorded Metro transactions reveal that an LLC, seemingly connected with Ardent Development, acquired the property for a whopping $8.75 million back in August 2022. The condominiums measure around 1,800 square feet each, with a starting price of $965,000. Meanwhile, each townhome extends to approximately 1,950 square feet and is available from $1,025,000 onwards. Presale responsibilities for Novello lies with Compass (Heather Gustafson).
Various parties such as Root Architecture, Jackson Builders, SWS, and Compass Nashville are all playing a role in the project. Novello is actively being promoted as a property offering swift access to Trinity Lane, Dickerson Pike, and the East Bank, promising potential buyers convenience and connectivity. Additionally, Novello falls under the jurisdiction of Councilperson’s Kyonzte Toombs’ District 2.
The ambitious property development features an array of thoughtful amenities. The four-bedroom townhomes boast floor plans that include upscale rooftop hot tubs, gas fire pits, full outdoor kitchens, and panoramic views of the Nashville skyline.
That’s not all; the Novello community will also have a clubhouse complete with a fitness center, game room, community room, kitchen, and an outdoor pickleball court. The unique feature of Novello is its diversified range of utilities as it combines hospitality, long-term leasing, and full-time residential use, creating a versatile living environment.
Brent Smith, principal at Ardent Development, emphasized that Novello’s flexible land-use design and creative architectural approach will allow future dwellers various uses of the residences. According to Smith, this flexibility will attract a broad range of buyers.
Ardent Development is currently focusing on pre-sales for its ongoing construction of a 94-unit gated townhome development in South Nashville’s Glencliff area, set to commence in June.
Elsewhere in South Davidson County, a garden-style apartment complex, Highland Apartments, recently changed hands in a deal worth $26.68 million. The new owner, Highland Ventures LLC, a Northway Equities affiliate, acquires the property from two LLCs associated with Michael Netzer. The apartment complex, built in 1971, includes a total of 184 units in multiple multi-story buildings.
