MDHA Committee Approves Preliminary Concept Plan for St. Regis Tower in Nashville

The future of downtown Nashville is set to reach new heights as the Metro Development and Housing Agency Design Review Committee (MDHA DRC) gave a nod of approval to a preliminary concept plan for the 46-story St. Regis hotel and residential tower earlier this week. The move is an important milestone in the development of what could become one of the city’s tallest and most luxurious accommodation facilities.

Details of the Development

Specifically, the committee confirmed the massing for the future tower, a crucial component of architectural design that determines the general shape and size of a building. The project is planned for a location at 805 Demonbreun Street, currently used for events and as a private park. It is set to neighbor the JW Marriott hotel, which is also operated by the Miami-based hospitality development and management company Turnberry, the firm spearheading the development.

The proposed tower is expected to stand at an impressive 617 feet in height, with an additional cap to feature signage, bringing the total height to a soaring 651 feet. To provide some context, this would put the St. Regis tower on par with the current height of the AT&T Tower in Nashville.

The Luxury Residence and Hotel Facilities

The building will come packed with extensive amenities. Inside the St. Regis tower, visitors can expect 179 hotel rooms and 141 permanent residential condos. Meanwhile, those seeking a more temporary dwelling would be accommodated by an additional 40 fully furnished residences. Food buffs will have several options to choose from, with plans including an upscale restaurant, a lobby bar and a general eatery. Two amenity decks, a spa, and about 25,000 square feet of retail and restaurant space round out the planned facilities.

Looking to the Future

Despite receiving initial approval, the project is not quite over all the hurdles yet. Turnberry will need to return to the MDHA DRC for final concept plan approval. If approved, Nashville will soon join the ranks of select cities worldwide to host the luxury hotel brand under the St. Regis franchise.

As it stands, the construction is scheduled to break ground in 2025. Upon completion, the building is set to be split into two components, branded as The St. Regis Nashville and The Residences at The St. Regis Nashville.

Development in Midtown

In related news, the MDHA DRC also approved some specific design elements for a mixed-use tower planned for Midtown by Hall Emery and Woodfield Development. Once completed, this 22-story building should offer 333 studio, one-, and two-bedroom apartments, coupled with about 10,000 square feet of street-level retail space.

These developments underline the exciting times ahead for Nashville’s cityscape, promising luxury accommodation and retail opportunities that may attract more tourists and residents to the city.
